Over the years, Mr. McGregor and The McGregor Company have focused on interfacing with government entities to obtain complex entitlement packages.  This involves taking a hands-on role in working with municipalities, community groups and other parties-of-interest rather than relying on third party consultants. Examples of such projects include:

  • The planning, design, and development of Howard Hughes Center, a 72 acre, 3.2 million square foot mixed-use project, including the development of the center's theme tower, a 300,000 square foot, 18 story building.

  • Master planning and entitling of the 53-acre Twentieth Century Fox studio lot and securing the development rights for an additional 700,000 square feet of buildings. This effort included working closely with and obtaining the support from more than a dozen difficult community groups and homeowner associations.

  • Most recently, amending the City's General Plan, downgrading Santa Fe Avenue and rezoning a four acre site in Downtown Los Angeles for the One Santa Fe project.
